Purchase Price Allocation for a Portfolio Acquisition

A regional operator acquired a multi-property portfolio along with the operating business and needed a defensible allocation for financial reporting and tax basis. We performed the following:

We inventoried tangible and intangible assets across the portfolio, distinguishing real property, personal property, and identifiable intangibles.
Land & Improvement Value
Using market land value and cost analysis with market-extracted depreciation, we separated land from improvements at each site.
